You're talking about 2-3 events maybe a year.

The Bears would probably build an outdoor stadium that seats 38,000 with retro-AstroTurf.

I saw a reposting of a story from Crain's or some such paper that sounded reasonable. Bears would only buy a portion (the less choice, interior part of the lot) of the property for minimal money. They would easily get financing for the deal. The remainder of the property would actually increase in value because of the new stadium to an amount that the part would be more valuable than the original whole. The Bears value would be similarly increased from 3.5 to a now 5-6 billion because of the new stadium

The story didn't say this but even if the bid was accepted today, this is a minimum of 5 years to completion and I expect 5 is overly optimistic. The sale itself probably wouldn't be completed in this calendar year. Then, you have to assume at least a year for entitlements from Arlington Heights. However, they would also be looking for infrastructure from multiple state, government and federal agencies so I would say two years. 2-2.5 years for construction of the building and improvements to access the site. That is a timeline with everything hitting perfectly. Good luck with that.
